Green Energy Ventures Introduces Plans for King George Technology Center

A Smart Investment in Innovation & Community

Green Energy Ventures, LLC (GEV) recently presented its vision for the King George Technology Center to the King George Planning Commission. This data center project, planned for the Route 3 West Settlement Area, represents a significant opportunity for King George County. With a thoughtful approach to land use, infrastructure, and sustainability, GEV aims to deliver a state-of-the-art development that benefits both the local community and the broader economy.

Key Highlights of the King George Technology Center

Strategic Location

The proposed site spans 352 acres near the county landfill, Bloomia U.S.A., and the residential Oakland Park neighborhood. While 40 acres are already zoned industrial, the remainder will require rezoning to align with the county’s Comprehensive Plan, which designates the area for industrial uses.

Phased Development

The center is planned as a 7.2 million-square-foot facility, featuring 18 data center buildings, including two- and three-story structures. Construction will occur in phases, with the first phase delivering 2.5 million square feet, based on demand.

Commitment to Community Resources

GEV has set aside 18 acres for a county water treatment plant and raw water storage area. While the data center will not rely on water for cooling, the company has committed to being a significant water customer and is working closely with the King George Service Authority to support the county’s water and sewer infrastructure.

Economic Benefits

GEV’s proposal includes several contributions to support the county, such as:

  • $1.25 million in cash proffers to address public safety impacts.
  • An additional $100,000 for hiring and training personnel.
  • An ongoing annual contribution of $2 per 100 finished square feet of data center facilities.
These financial commitments are in addition to the significant tax revenues the project will generate.

Infrastructure Improvements

GEV plans to enhance local infrastructure, including right-turn lanes and potential traffic signals along Route 3 and Bloomsbury Road. These upgrades aim to minimize traffic disruptions and support the development’s integration into the community.

Environmental and Energy Considerations

Notably, GEV will avoid using water for cooling the data center, showcasing a commitment to sustainability. Diesel-powered backup generators and storage tanks will also be carefully planned to meet environmental and safety standards.

Moving Forward

While the project has been in development for over two years, GEV remains committed to addressing the Planning Commission’s questions regarding economic and traffic impacts, as well as the placement of generators and fuel storage. As the project progresses, GEV will continue to engage transparently with the county to ensure the development aligns with community goals.

The King George Technology Center has the potential to be a transformative project for the area, bringing jobs, infrastructure improvements, and economic growth. Green Energy Ventures looks forward to partnering with the county to bring this vision to life.

Community Investments

The increased tax revenue generated by data centers often allows local governments to invest more in community-focused initiatives. For example, Loudoun County’s board has allocated funds for projects ranging from school capital improvements to traffic safety studies and invasive species removal grants. These initiatives not only address pressing local concerns but also enhance the overall livability and sustainability of the county.

Why King George County?

As King George County considers the potential benefits of hosting a data center, the success story of Loudoun County serves as a compelling example. The opportunities for economic growth, job creation, infrastructure enhancement, and community investment are transformative. Data centers are more than just technological facilities; they are catalysts for development and progress, positioning communities for long-term success in the digital age.
